What is a Condominium Corporation?
- A condominium corporation administers the condominium property and the affairs of the property. It is made up of the owners of all units in the condominium building and is governed by the condominium bylaws. Among the duties of the association are the following:
- set up a condominium board of directors;
- manage and maintain the common areas;
- prepare the annual budget;
- collecting condominium fees for common expenses and usually depositing a percentage in the reserve fund;
- set up a reserve fund and ensure that all owners make their contributions correctly;
- adequately insure the common areas and the civil liability of the association;
- hold owners' meetings;
- ensure owners comply with the Condominium Property Act, Declaration, Rules and By-Laws.
